What documents do I need to buy a property?
A valid passport or ID, a Greek tax number (AFM, which we arrange for you), and proof of funds. Your lawyer handles the rest of the paperwork.
Can foreigners buy property in Greece?
Yes. EU citizens buy without restrictions; non-EU citizens can buy freely too, with an extra permit only for properties in certain border areas, which is not an issue on Crete.
Are there hidden fees when buying property?
No hidden ones, but count on roughly 8 to 10 percent on top of the price: transfer tax (3.09%) or VAT, notary and land-registry fees, legal fees and our brokerage fee, always agreed in writing beforehand.
How long does it take to complete a purchase?
Typically 6 to 10 weeks from accepted offer to notary, depending on how quickly the legal checks and your financing come together.
