Buying
What documents do I need to buy a property?
A valid passport or ID, a Greek tax number (AFM, which we arrange for you), and proof of funds. Your lawyer handles the rest of the paperwork.
Can foreigners buy property in Greece?
Yes. EU citizens buy without restrictions; non-EU citizens can buy freely too, with an extra permit only for properties in certain border areas, which is not an issue on Crete.
Are there hidden fees when buying property?
No hidden ones, but count on roughly 8 to 10 percent on top of the price: transfer tax (3.09%) or VAT, notary and land-registry fees, legal fees and our brokerage fee, always agreed in writing beforehand.
How long does it take to complete a purchase?
Typically 6 to 10 weeks from accepted offer to notary, depending on how quickly the legal checks and your financing come together.
Selling and renting
How do I list my property with Creta Dream?
Contact us for a free valuation visit. If we agree on the price and terms, we photograph and list your property within two weeks.
What does selling through Creta Dream cost?
Nothing up front. Our brokerage fee is a percentage of the sale price, agreed in writing before we list, and only due when the sale completes.
Do you manage holiday rentals?
Yes: listings, guest changeovers, cleaning and support, plus a monthly owner report. See our Property management service.
Legal and safety
How do I know the property is safe and legal?
Every purchase includes independent legal and technical due diligence: title check at the land registry, building permits and any encumbrances, before you sign anything.
Do I need a Greek bank account?
It makes life easier for utilities and taxes. We help you open one as part of our buying service.
Does buying property give me a residence permit?
Greece's Golden Visa programme grants residency for qualifying investments; thresholds vary by region. Ask us for the current rules for Crete.
