Renting out your property on Crete: rules, returns and management

What holiday letting on Crete actually yields, which registration is mandatory and what it takes in practice when you do not live on the island.

Many owners use their property on Crete themselves for a few weeks a year and let it for the rest of the season. That can work well, provided you calculate realistically and take management seriously.

Registration is mandatory

For short-term letting your property must be entered in the Greek register for holiday rentals. You receive a registration number that must appear in every listing. Platforms check for it. Letting without one attracts fines.

Rental income is taxable in Greece. You file annually; we work with local accountants who handle this for owners.

What can you realistically expect?

Returns depend mainly on three things: length of season, distance to the beach and whether there is a pool.

  • North coast with a pool: roughly May to October fills well, with the highest rates in July and August
  • South coast: a shorter window, roughly May to September, but less competition at the upper end
  • Without a pool: expect noticeably lower rates and a shorter season

Always set the costs against the income: cleaning and changeovers, linen, platform commission, utilities, garden and pool maintenance, insurance and management. Once those are included, the net return is a good deal more sober than the headline nightly rate suggests.

The practical problem: you are not there

Letting a holiday home remotely stands or falls on having someone on the ground. Guests arrive at eleven at night, the boiler fails in August, and after a storm the terrace furniture is in the pool.

What needs to be arranged locally:

  • Key handover and guest welcome
  • Cleaning between bookings, with a check afterwards
  • Garden and pool maintenance, weekly in season
  • A point of contact for problems, 24 hours a day
  • Checks on the property through the winter months

Do it yourself or outsource?

Managing it yourself is possible if you have a reliable network on the island and flexibility in your schedule. In practice most owners opt for management, precisely because the house was meant to be enjoyed, not to be run as a small hotel from abroad.
